Getting into buy-to-let - Tiscali Property

Now that David and Posh are off in Germany for the next few weeks maybe they should have put some thought into what they could be earning from renting out Beckingham Palace for the summer. Short-term lets are popular with people who spend periods of time, say the summer months, living in a different location.

Adam Powell, of the Decision Finance website, says "For the right kind of property, short-term lets can prove very lucrative as they often appeal to the corporate market". The right kinds of property are larger houses, typically detached and in top condition. These appeal to executives moving their families into a new area and wanting a base for a month or two whilst they find a permanent residence.

Another popular option for very short-term lets are flats, but these have to offer good security and come with top spec fixtures and fittings. These properties again appeal to the corporate market, either for people moving into an area, or people who work for a company during the week but live elsewhere at the weekends.

At the very top end of the market you get country house rentals for the international business jetset. Posh and Becks' palatial pad in Hertfordshire is an ideal property for this market. The Beckhams bought the property in 1999 for £2.5million, and is now estimated to be worth around £7million. According to Adam Powell, of the Decision Finance website, they could expect to get a monthly rental income of £25,000. Quite enough to buy a few more pairs of sunglasses!

Property prices have risen all over the country in the past few years benefiting more people than just Posh and Becks. One final tip - if you're lucky enough to live close to a major sporting venue like Wimbledon or Cheltenham racecourse you could consider a short-term let just for the few weeks each year the sporting event is on. This will only work if you're in walking/staggering distance of the venue! The cost of moving yourself and your family into a hotel for the week can easily be offset by rents that some high rollers are happy to pay. Some people go for a middle option though, which is renting out camping space in their gardens for the duration of the event. You can even make a little extra on the side by flogging breakfast out of your kitchen window!
